A Marina apartment usually runs one or two units, which makes an AC clean a short job compared with a villa. We clean split, window, standalone and ceiling cassette units, taking the unit far enough apart to reach the coil, filter, blower, cover and drain line.

The drain line is the one worth knowing about in a tower. When it blocks, the water has nowhere to go and comes out of the indoor unit instead — onto your wall, and sometimes into the apartment below. Drain line flushing is part of every clean we do, and in a tower it is the difference between routine maintenance and a repair bill with somebody else attached to it.

Salt air off the water is harder on the outdoor side than dry inland air, and a coated coil makes the unit work harder for the same cooling. If your electricity bill has crept up without your habits changing, that is one of the usual reasons.

The Marina is towers almost end to end, and it is the busiest area on our books. Most of the apartments are one and two bedrooms, so the work itself is straightforward; what takes the planning is the building. Marina towers generally send cleaners up in the service lift and want the visit registered with security first, so we ask for your tower when you book and sort it in advance rather than leaving somebody waiting in a lobby on your time.

The Marina also has more people moving in and out than anywhere else we work. Leases here turn over fast, which is why so much of our Marina work is move-in and move-out cleaning rather than the weekly kind, and why we keep more staff available in this area than most.

AC duct cleaning and sanitation

Where the problem is the air rather than the unit. Dust, and the smell that comes with it, sit in the ductwork and the cavity behind the grills, and no amount of cleaning the unit itself will fix that.

Best for — Musty smells when the AC first comes on, visible dust around the grills, and anyone in the house with allergies or asthma.

Best for — A system that has never been serviced, a home you have just moved into, or a unit that is both smelling and underperforming.

The most complete clean we offer, and the one that makes the clearest difference to both the air and the running cost.

Annual Maintenance Contract — Quarterly servicing, four times a year, covering filter cleaning, grills and drain line flushing. It keeps the system ahead of the summer instead of catching up with it.
R22 gas refilling — If the unit runs but does not cool, low refrigerant is usually why. We refill R22 gas in outdoor units.
Steam cleaning and sanitation — An add-on that sanitises room surfaces as well as the system, using steam and an organic solution. Worth it if anyone in the house has allergies, or after illness.

Have your AC cleaned twice a year, and never leave more than six months between cleans. Do one of them in the summer, when the system is running hardest and getting the most out of it matters most, and the second one six months later. AC works harder in Dubai than almost anywhere, and a system cleaned once and then forgotten spends half the year losing efficiency you have already paid for.

Why is water coming out of my AC unit?

Almost always a blocked drain line. When it blocks the condensation has nowhere to go and comes out of the indoor unit instead, onto your wall and sometimes into the apartment below. Drain line flushing is part of every clean we do.

How many units does a Marina apartment have?

Usually one or two, which makes it a short job compared with a villa. We price per unit, so tell us how many and we will confirm before you book.

Can AC cleaning lower my DEWA bill?

It can. A dirty unit works harder to reach the same temperature, and on the Marina the salt air coats the outdoor coil faster than inland. If your bill has crept up without your habits changing, a clean is worth trying first.

Do you clean ceiling cassette units?

Yes. Split, window, standalone and ceiling cassette units are all covered.

How often should I clean my AC in Dubai?

Twice a year, with no more than six months between cleans. Do one of them in the summer, when the system is working hardest, and the second six months later. Dubai is harder on air conditioning than almost anywhere, and once a year means half the year spent losing efficiency you are already paying for.

Can cleaning my AC lower my DEWA bill?

Yes. A dirty unit consumes more electricity to reach the same temperature. Professional cleaning restores efficiency, which reduces consumption and running costs.

Do you refill AC gas?

Yes. If your AC is running but not cooling properly, low refrigerant is often the cause. We refill R22 gas in outdoor units. Message us with your unit and we will confirm what it needs.

Do you offer an AC maintenance contract?

Yes. Our Annual Maintenance Contract includes quarterly servicing four times a year, covering filter, grille and drain-line cleaning.
