We clean furniture in both halves of JLT — sofas and mattresses in the apartments, and reception seating, meeting room chairs and carpet in the offices. Office upholstery gets more use in a month than a home sofa gets in a year, and it is worth putting on a schedule rather than waiting until it looks tired.

Everything is cleaned where it stands. We bring Karcher professional upholstery machines — the extraction is far stronger than a domestic vacuum — and nothing needs to leave the building, which matters when the alternative is getting a sofa into a service lift.

Curtains are cleaned on the rail, so there is nothing to take down, nothing to rehang and no shrinkage risk. Useful in a JLT tower where the windows run floor to ceiling.

JLT is organised into lettered clusters, and knowing which one you are in tells us most of what we need. Some clusters are almost entirely offices — Mazaya Business Avenue, Jumeirah Business Centre and the towers around Cluster X — while others are residential. Plenty of towers are both, with offices on the lower floors and apartments above.

The clusters also matter for getting to you. Parking and tower entrances vary a good deal between them, and towers here generally send cleaners up in the service lift with the visit registered at the desk first. Tell us the cluster and the tower when you book and we will have that arranged before anybody sets off.

Dry treatment — Kirby machine

Low-moisture cleaning using the Kirby system. It lifts dust, allergens and light dirt out of the fabric without wetting it.

Vacuum and brush the loose dirt off first.
Work in a dry foam shampoo, matched to the material and how sensitive it is.
Dry extraction. Our machines pull ten times harder than a regular vacuum, taking out dust, mites and irritants.

Best for — Delicate fabrics such as velvet, silk and linen blends; leather and faux leather; light maintenance cleaning; and allergy and dust control.

No drying time at all, and safe on sensitive materials. This is the one we recommend for regular maintenance, every two to four weeks.

Shampooing, the wet treatment — Karcher extraction machine

Deep wet cleaning. A professional cleaning solution goes on and the machine extracts the dirt, stains and bacteria back out from deep in the fabric.

Vacuum the loose dirt off first.
Spray on a professional furniture cleaning agent. The technician sets the amount and the strength to suit the material and how sensitive it is.
Brush down, working into any dirty or stained areas.
Wet extraction, again ten times stronger than a regular vacuum, taking dust, mites and irritants out along with the water.

Best for — Heavily stained sofas and upholstery; cotton and polyester fabrics; and deep hygiene cleaning.

Drying takes four to twelve hours depending on the fabric, and up to 24 hours after deep stain removal. Leave the furniture untouched while it dries.

Combo treatment — Kirby and Karcher together

The dry treatment followed by shampooing, so the surface and the deep-down dirt are both dealt with. It is the most thorough option we offer and it gives the best overall result.

Dry treatment first, to lift out the dust, allergens and loose dirt.
Then the full shampoo and wet extraction for what is left in the fabric.

Best for — Very dirty or long-unused furniture; move-in and move-out cleaning; and deep seasonal cleaning.

A longer job than either treatment on its own, and it needs drying time after the shampoo stage. Worth doing every three to six months.

If the fabric cannot take water — It is the dry treatment. That covers velvet, silk and linen blends, which can lose their colour if they are cleaned wet, and leather and faux leather.
If there are stains to shift — Shampooing is the stronger clean and the one that moves stains, on cotton, polyester and anything else that is safe with water.
If it has not been cleaned in a long time — The combo treatment. It is also what we would suggest for a move in or move out, when furniture has been sitting or has just been through a move.
Mattresses — We do both, but we recommend the dry treatment. A mattress is thick and takes a long time to dry out if it is cleaned wet, and dry extraction gets the dust and mites out without the wait. Where there is a stain, we shampoo that area specifically rather than the whole mattress.

After any of the three we can add a steam clean for an extra cost. The steam reaches 100°C, which eliminates bacteria and viruses without damaging the furniture. It is worth adding if you want the piece sanitised as well as clean — a good idea for keeping a healthy home, and for mattresses in particular.
